1) Insufficient evidence has been submitted to demonstrate a robust justification, including financial viability and marketing information, for the loss of the public house. The proposal will therefore result in the unacceptable loss of an important community facility in conflict with Policies EMP4, R2 and HQ3 of the Central Bedfordshire Local Plan (2021) and paragraphs 88 and 97 of the National Planning Policy Framework (December 2023).
