Conditions or Reasons:
1) The proposed development, by reason of the siting of the proposed C3 dwellings, would place unreasonable restrictions on an existing community facility (the Potton Hall for All) which would impact upon its future operation and viability. As a result of the location and noise-sensitive nature of the proposed dwellings, insufficient information has been provided to demonstrate that the operation of the community facility would not have a significant adverse effect on any future occupants of the proposed development, due to noise arising from the use of the community facility. The development would therefore be contrary to Paragraph 200 of the National Planning Policy Framework and Policies HQ1 and CC8 of the Central Bedfordshire Local Plan (2021).
