| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Notwithstanding the details submitted with the application and prior to commencement of any above ground works of construction on site, full details of all external materials and finishes proposed to be used in the works hereby approved shall be submitted to, for approval in writing by, the Local Planning Authority, by way of: a) Annotated elevation drawings showing the use of particular external materials and finishes around the building(s) in respect of the approved works, with finish colours expressed as RAL nos. or manufacturers product name or code. b) A complete on-site assemblage of external materials proposed to be used, clearly labelled/marked in correspondence with the annotated elevation drawings stipulated above, for Local Planning Authority inspection.
The approved works shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the works hereby approved are implemented in a manner that is appropriate in all respects to its listed building, conservation area and landscape setting contexts in accordance with Policies HQ1, HE2 and HE3 of the Central Bedfordshire Local Plan (2021) and Section 16 of the National Planning Policy Framework. |

Notwithstanding the details submitted with the application, full manufacturers product details of the windows and external doors proposed to be installed as part of the works hereby approved, including form of construction, form of opening, form of glazing and associated detailing (eg glazing bars), and demonstrating a close match with existing window or door types as appropriate, shall be submitted to, and approved in writing by, the Local Planning Authority prior to any installation of windows and doors on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the works hereby approved are implemented in a manner that is appropriate in all respects to its listed building, conservation area and landscape setting contexts in accordance with Policies HQ1, HE2 and HE3 of the Central Bedfordshire Local Plan (2021) and Section 16 of the National Planning Policy Framework. |

Notwithstanding the details submitted with the application, full details of any ventilation or extraction vents or flues exiting in any respect upon the exterior of the building(s) shall be submitted to, and approved in writing by, the Local Planning Authority prior to any installation on site and the approved works shall thereafter be implemented strictly in accordance with the approved details.
Reason: To ensure that the works hereby approved are implemented in a manner that is appropriate in all respects to its listed building, conservation area and landscape setting contexts in accordance with Policies HQ1, HE2 and HE3 of the Central Bedfordshire Local Plan (2021) and Section 16 of the National Planning Policy Framework. |

Notwithstanding the details submitted with the application any works of internal and external 'making good' required as a result of implementation of the works hereby approved, including brickwork, timberwork, plasterwork, the use of mortars, renders and decorative finishes, shall be undertaken with materials and in a manner which are strictly compatible with the traditional constructional detailing and character of the building(s), close-matching with existing materials as appropriate.
Reason: To ensure that the works hereby approved are implemented in a manner that is appropriate in all respects to its listed building, conservation area and landscape setting contexts in accordance with Policies HQ1, HE2 and HE3 of the Central Bedfordshire Local Plan (2021) and Section 16 of the National Planning Policy Framework. |

The proposed extension on the south facing elevation of the Flowergarden Wing (as shown on dwg. no. 30465C_02_13 - Proposed Site and Ground Floor Plan Sht 3 of 3) is not approved as part of this application.
Reason: In the interest of clarity and to avoid doubt. |
