Conditions or Reasons:
1) The proposal when combined with the existing extensions would result in a disproportionate extension in the Green Belt. As such, the proposal would constitute inappropriate development within the Green Belt and by definition would be harmful to the openness of the Green Belt. The proposal is therefore considered to be in conflict with Policy SP4 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 13 of the NPPF.
