Conditions or Reasons:
2) Details of any new materials to be used for the external walls, roof, windows and doors of the development hereby approved shall be submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be carried out only in accordance with the approved details.

Reason: To control the appearance of the building in the interests of the visual amenities of the locality and character of the existing building. (Section 12 and 16 NPPF).
12) The two parking bays shown as 'Parking reinstated' on plan PL04 shall be kept in an open condition and fully available for the sole use of residents of Goose Lodge and retained in perpetuity for that use

Reason: To ensure the permanent availability of car parking spaces for residents, clear of the public highway.(Section 9 NPPF)
15) A scheme shall be submitted for approval in writing by the Local Planning Authority indicating the positions, design, materials and type of boundary treatment to be erected. The boundary treatment shall be completed in accordance with the approved scheme before the building is occupied and be thereafter retained.

Reason: To safeguard the appearance of the completed development and the visual amenities of the locality.(Section 12 and 16, NPPF)
