Conditions or Reasons for Planning Application - CB/24/01435/FULL
Conditions or Reasons:
1) The proposed development, as a result of its increased cumulative floorspace, would form a disproportionate addition to the existing dwelling, which is by definition, harmful to the Green Belt. No very special circumstances have been demonstrated to overcome this harm. The proposal therefore represents inappropriate development, harmful to the openness of the South Bedfordshire Green Belt, contrary to Policy SP4 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 13 of the NPPF.
2) The design of the two storey rear extension with loft conversion, due to it excessive width, bulk, massing and scale would not relate well to the host dwelling resulting in a poor quality design and non-subservient addition to the dwellinghouse which would be detrimental to Tingrith Conservation Area, character of the dwelling and wider area. The proposal is therefore considered to be contrary with Policies HQ1 and HE3 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Sections 12 and 16 of the NPPF.
