Conditions or Reasons for Planning Application - CB/24/01490/FULL

Conditions or Reasons:

1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) All external works hereby permitted shall be carried out in materials to match those detailed on plan number: 164C_PL03_PROPOSED PLANS AND ELEVATIONS.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally to protect the interests of the visual amenities of the locality.

3) Prior to development (including demolition) all tree protection fencing and ground protection shall be installed in strict accordance with Section 11 "Protective Fencing" and Section 17 "Ground Protection" and positioned as shown on Tree Protection Plan (Rev A) of the supporting document "BS 5837 Report" dated 17th September 2024, as prepared by the Blue Tree Company Ltd. The tree protection fencing and ground protection shall then remain securely in position throughout the entire course of development.

REASON
To protect the designated Root Protection Areas of surveyed trees from development activity, so as to minimise damage to their health, stability, amenity and screening value.

4) Throughout the course of development works, all working methodology undertaken in respect of permitted construction within the designated Root Protection Areas of surveyed trees shall adhere to Sections 18, 19 and 22 of the supporting document "BS 5837 Report" dated 17th September 2024, as prepared by the Blue Tree Company Ltd.

REASON
To ensure that all construction works within these areas adhere to good arboricultural practice, and fully comply with the requirements set out in the supporting document "BS5837 Report", so as to minimise damage that may otherwise be incurred from development activity.

5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 2164C_PL01_SITE LOCATION PLAN, 2164C_PL03_PROPOSED PLANS AND ELEVATIONS, 2164_PL02_EXISTING PLANS AND ELEVATIONS

Reason: To identify the approved plan/s and to avoid doubt.
