| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Notwithstanding the details submitted with the application, the existing cast iron rainwater goods of the building shall be retained and repaired and refurbished, as appropriate, and any replacement of defective (beyond repair) or missing sections shall be undertaken with products matching, in every respect, the existing to be retained, unless agreed otherwise and in writing by the Local Planning Authority in advance of any installation of replacement rainwater goods on site and on the basis of full and acceptable details being supplied. The approved works shall be undertaken thereafter strictly in accordance with any such details agreed.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects (Section 16, NPPF). |

Notwithstanding the details submitted with the application the works hereby approved, and any associated works of internal and external 'making good', including brickwork, timberwork, plasterwork, the use of mortars, renders and decorative finishes, shall be undertaken with materials and in a manner which are strictly compatible with the traditional constructional detailing and character of the building, close-matching with existing materials as appropriate.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects (Section 16, NPPF). |

Notwithstanding the details submitted with the application all final external colour finishes shall be maintained as existing unless otherwise agreed in writing and in advance of final decoration or finishing, as appropriate, by the Local Planning Authority, and the approved works shall be undertaken thereafter strictly in accordance with any such details agreed.

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers; 24-008-01, 24-008-02, 24-008-03, 24-008-04A, 24-008-05A, 24-008-06.
Reason: To identify the approved plan/s and to avoid doubt. |
