| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than 13th March 2026.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to those detailed on plan nuber: 54wC: VOC01/03.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

Prior to development, all tree protection fencing and ground protection matting shall beinstalled and positioned in strict accordance with Appendix 2 "Tree Protection Plan" (DrawingNo. AAS/0369 TPP -Rev 01 March 2023), Appendix 5 "Fencing and ground protectiondetails", and Appendix 7 "Signage", of the supporting document "Tree Survey, Arboricultural Impact Assessment and Preliminary Method Statement", as prepared by Arc Arboricultural Solutions (Ref. AAS/0369 Rev 01 dated 1st March 2003). The tree protection fencing and ground protection matting shall then remain securely in position throughout the entire courseof development works.
REASON
To prevent damage to the designated Root Protection Areas of retained trees, which may becaused by encroachment resulting from ancillary development activity. |

Throughout the entire course of development works, all construction operations shall strictlyadhere to the requirements stipulated in Appendix 6 "General guidance", of the supporting document "Tree Survey, Arboricultural Impact Assessment and Preliminary MethodStatement", as prepared by Arc Arboricultural Solutions (Ref. AAS/0369 Rev 01 dated 1st March 2003).
REASON: To ensure that all construction activity conforms to the requirements of good arboriculturalpractice, as set out in the Arboricultural Method Statement, so that retained trees are not damaged by poor working practices. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers: 54WC: VOC01/03, 54WC: VOC01/04.
Reason: To identify the approved plan/s and to avoid doubt. |
