Conditions or Reasons for Planning Application - CB/24/01617/FULL
Conditions or Reasons:
1) The proposed two-storey outbuilding, by reason of its excessive height, bulk, scale, and massing is considered to be a disproportionate addition to the site when compared with the host dwelling, resulting in a dominating structure, lacking subservience at odds with the host dwelling to the detriment of the character and appearance of the area. The proposal is therefore contrary to HQ1 of the Central Bedfordshire Local Plan, Section 12 of the NPPF and Section 11 of The Central Bedfordshire Design Guide.
2) The siting of the proposed external staircase, on the east facing elevation of the proposed two-storey outbuilding, would lead to views over the private rear amenity space of No.26 Moor End and would lead to a loss of privacy to this neighbouring property. The proposal is therefore contrary to HQ1 of the Central Bedfordshire Local Plan, Section 12 of the NPPF and Section 11 of The Central Bedfordshire Design Guide.
