Conditions or Reasons:
10) Use of the Teaching Block and SEND Block hereby permitted shall not commence until a community use agreement, prepared in consultation with Sport England has been submitted to and approved in writing by the Local Planning Authority, and a copy of the completed approved agreement has been provided to the Local Planning Authority. The agreement shall apply to the all-weather Multi-Use Games Area and sports facilities available at the school and shall include details of pricing policy, hours of use, access by non-educational establishment users, management responsibilities and a mechanism for review. The development shall not be used otherwise than in strict compliance with the approved agreement.

Reason: To secure well managed safe community access to the sports facility/facilities, to ensure sufficient benefit to the development of sport and to accord with Policy HQ3 of the Central Bedfordshire Local Plan (2021).
14) Prior to first use of the new Teaching Block and SEND Block hereby permitted, a Verification Survey shall be submitted to and approved in writing by the Local Planning Authority, which confirms that the measures to address climate change and sustainability, as set out in the Sustainability Statement for Planning Application version 2 by Concertus Design and Property Consultants dated 04/03/2022, have been implemented in full.

Reason: In the interests of sustainability and to ensure that the proposed development increases its resilience to the impacts of climate change in accordance with Policy CC1 of the CBLP (2021) and the objectives of sustainability set out in the NPPF (2021).
16) The new Teaching Block and SEND Block hereby permitted shall not come into use until the developer has formally submitted in writing to the Local Planning Authority a finalised 'Maintenance and Management Plan' for the entire surface water drainage system, inclusive of any adoption arrangements and/or private ownership or responsibilities, and a Verification Report that the surface water drainage scheme has been correctly and fully installed as per the final approved details.

Reason: To ensure that the implementation and long-term operation of a sustainable drainage system (SuDS) is in line with what has been approved and that maintenance to ensure the system functions as designed for the lifetime of the development is arranged. In accordance with HCWS161 18/12/2014.
18) The new Teaching Block and SEND Block hereby permitted shall not come into use until a Public Art Plan has been submitted to and approved in writing by the Local Planning Authority. The Public Art Plan shall be implemented in full and as approved unless otherwise amended in accordance with a review to be agreed in writing by the Local Planning Authority.

Reason: To ensure development is of the highest quality, reinforces local distinctiveness and enhances the sense of place.
