Conditions or Reasons for Planning Application - CB/24/01694/FULL

Conditions or Reasons:

1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) All ecological mitigation measures and enhancements shall be carried out in accordance with the details contained in Section 4 of the June 2024 "Wildlife Trigger Table & Ecology Householder Biodiversity checklist" and the Biodiversity Statement of the "Householder Design and Access Statement" as already submitted with the planning application and agreed in principle with the local planning authority prior to determination.

Reason: To ensure that works are ecologically sensitive and do not result in adverse impacts to protected species.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers; 24-0626 D01 REV01, 24-0626 D02 REV01, 24-0626 D03 REV01, 24-0626 D04 REV01, 24-0626 D05 REV01, 24-0626 D06 REV01, 24-0626 D07 REV01, 24-0626 D08 REV01, 24-0626 D09 REV01.

Reason: To identify the approved plan/s and to avoid doubt.
