Conditions or Reasons:
1) The proposed front and side extensions, cumulatively, would focus significant built form to one side of the dwelling, and due to their excessive mass and bulk, would unbalance the appearance of the host dwellinghouse. The extensions would dominate and overwhelm the existing built form, in a prominent and readily visible siting and therefore, the proposals cannot be said to respect the built form and character of the host dwelling, or appear as an addition in a 'supporting' role. As such, the proposed extensions would not constitute high-quality design and would be harmful to the character of the dwelling itself, and to the character and apperance of the area; contrary with Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide, and Section 12 of the NPPF.
