Conditions or Reasons:
1) By virtue of the location and amount of development proposed, it is considered that the erection of two dwellings at the application site, in their back-land siting, readily visible from various viewpoints, together with the associated residential paraphernalia and associated works; would conflict with the existing, linerar pattern and grain of development within the surrounding area. Therefore, the proposal is unacceptable and would result in detrimental harm to the character and appearance of the area, contrary to Policies SP7, HQ1 and HQ8 of the Central Bedfordshire Local Plan (2021) and Section 12 of the NPPF.
