Conditions or Reasons for Planning Application - CB/24/01794/FULL
Conditions or Reasons:
1) By reason of the overall scale, volume and massing of the proposed extensions would represent disproportionate additions to the original dwellinghouse and constitute inappropriate development within the Green Belt, which is, by definition, harmful to the Green Belt. The extensions would also have an unacceptable impact upon the openness of the Green Belt and no factors which would amount to very special circumstances to outweigh the harm to the Green Belt by reason of inappropriateness and impact upon openness have been advanced. The proposal is therefore contrary to Section 13 of the National Planning Policy Framework, Policy SP4 of the Central Bedfordshire Local Plan and Section 7 of the Central Bedfordshire Design Guide.
2) The proposed extensions, by reason of their overall scale, bulk and design would fail to be subservient and proportionate additions to the property and would dominate the existing dwelling, constituting overdevelopment of the property, detracting from the character of the existing building and appearing at odds with the character and appearance of the surrounding street scene, contrary to Section 12 of the National Planning Policy Framework, Policy HQ1 of the Central Bedfordshire Local Plan and the Central Bedfordshire Design Guide.
