Conditions or Reasons for Planning Application - CB/24/01814/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Any works of internal and external 'making good' required as a result of implementation of the works hereby approved shall be undertaken with materials and in a manner which are strictly compatible with, and fully maintaining, the traditional constructional detailing and character of the building, close-matching with existing materials as appropriate.

Reason: To ensure that the approved works are carried out in a manner that safeguards the historic character of the site, detailing and appearance of the listed building in all respects (Section 16, NPPF)
3) Prior to work commencing full details of all external and internal materials, including specifications of metals, glazing, masonry and mortars as well as doors (including joinery) and ironmongery, shall be submitted to the local authority for approval. This should include all finishes and colours not agreed upon as well as materials for the rendered service yard boundary wall heightening.

Reason: To control the appearance of the development in the interests of preserving and enhancing the character and appearance of the heritage assets (NPPF Section 16).
4) The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.

Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF)
5) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers:
