Conditions or Reasons for Planning Application - CB/24/01815/LB
Conditions or Reasons:
1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) This consent relates only to the details shown on the submitted plans, numbers:

Reason: To identify the approved plan/s and to avoid doubt.
3) Any works of internal and external 'making good' required as a result of implementation of the works hereby approved shall be undertaken with materials and in a manner which are strictly compatible with, and fully maintaining, the traditional constructional detailing and character of the building, close-matching with existing materials as appropriate.

Reason: To ensure that the approved works are carried out in a manner that safeguards the historic character, detailing and appearance of this listed building in all respects (Section 16, NPPF)
4) Prior to work commencing full details of all external and internal materials, including specifications of metals, glazing, masonry and mortars as well as doors (including joinery) and ironmongery, shall be submitted to the local authority for approval. This should include all finishes and colours not agreed upon as well as materials for the rendered service yard boundary wall heightening.

Reason: To control the appearance of the development in the interests of preserving and enhancing the character and appearance of the Listed Building (NPPF Section 16).
