Conditions or Reasons for Planning Application - CB/24/01819/FULL
Conditions or Reasons:
1) Within 3 months of this decision being issued, a landscaping scheme to include all soft landscaping and a scheme for landscape maintenance for a period of five years following the implementation of the landscaping scheme shall have been submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented by the end of the full planting season immediately following the grant of this planning permission (a full planting season means the period from October to March). The trees, shrubs and grass shall subsequently be maintained in accordance with the approved landscape maintenance scheme and any which die or are destroyed during this period shall be replaced during the next planting season.

Reason: To ensure an acceptable standard and replacement of landscaping.

2) Within three months of the date of this decision, a scheme shall be submitted for approval in writing by the Local Planning Authority indicating the positions, design and materials of a post and rail and gate(s) boundary treatment to be erected. The existing close boarded fencing and gates at and around the site access shall be removed and the approved boundary treatment and gate(s) shall be completed in accordance with the approved scheme within six months of this decision and shall thereafter be retained.

Reason: To safeguard the appearance of the completed development and the visual amenities of the locality and the openness of the Green Belt.

3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC/001 and CBC/002.

Reason: To identify the approved plan/s and to avoid doubt.
