| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Development shall not commence until details have been provided to demonstrate that condition 2 of CB/19/00568/FULL has submitted and discharged.
Reason: This matter is required prior to the commencement of development in order to ensure the safe operation of the surrounding road network during the construction and commissioning phase, in accordance with Policy T2 of the Central Bedfordshire Local Plan (2021) |

Condition surveys shall be undertaken prior to and upon the completion of the proposed development, to include dated photographs of the existing highway that is to be used for access and delivery of materials along Northfield Road between the site and junction with Cambridge Road. The condition survey details shall be submitted to the Local Planning Authority within 3 months of the completion of the development.
Reason: To ensure the safe operation of the surrounding road network in the interests of road safety, in accordance with Policy T2 of the Central Bedfordshire Local Plan (2021). |

In the event that lighting is required during construction works, it shall be carried out in accordance with the details as set out in 'Recommendation 2' of the 'Bat Survey Report' (Delta-Simons Project No: 98635.582428). No external lighting shall otherwise be erected unless agreed in writing by the Local Planning Authortiy.
Reason: To ensure that protected species are not impacted by the construction works and in the interest of amenity, in accordance with Policies EE3 and HQ1 of the Central Bedfordshire Local Plan (2021). |

Vehicles associated with the delivery of the proposed turbine components shall follow the delivery route as outlined in Figure 2 of the Transport Statement (SJT/SC 24263_01 - 5th September 2022).
Reason: To ensure the safe operation of the surrounding road network in the interests of road safety, in accordance with Policy T2 of the Central Bedfordshire Local Plan (2021). |

The turbine hereby permitted shall not exceed a maximum hub height of 30.52m from existing ground level, a rotor diameter of 34.97m and a maximum vertical blade tip height of 48.01m from existing ground level.
Reason: For the avoidance of doubt and in the interests of the visual amenity of the area, in accordance with Policies EE5 and HQ1 of the Central Bedfordshire Local Plan (2021). |

All High Voltage (HV) electrical cabling on site shall be buried underground, in accordance with the approved plans, unless otherwise approved in writing by the Local Planning Authority.
Reason: In the interest of the amenity of the surrounding area and the users of the adjacent Right of Way, in accordance with Policies HQ1, EE5 and EE12 of the Central Bedfordshire Local Plan (2021). |

The proposed turbine hereby permitted shall be finished in 'RAL 7035 - Light Grey', in accordance with the submitted Wind Turbine specifications, unless otherwise agreed in writing by the Local Planning Authority.
Reason: In the interest of the amenity of the surrounding area, in accordance with Policies HQ1 and EE5 of the Central Bedfordshire Local Plan (2021). |

The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.
Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF) |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers IP; IP/LFP/01; 'Initial Release - 25.02.2014' Endurance Elevations Rev 1.
Reason: To identify the approved plan/s and to avoid doubt. |
