Conditions or Reasons for Planning Application - CB/24/01867/FULL
Conditions or Reasons:
1) The proposed development, because of its location and design would be out of character within the locality and would be harmful to the visual amenities of the area representing poor design. The proposal is therefore contrary to Policy HQ1 of the Central Bedfordshire Local Plan and Section 12 of the NPPF and Section 11 of the Central Bedfordshire Design Guide.
2) There is a lack of information to demonstrate that the proposal would not have a detrimental noise impact on residential amenities of neighbouring properties, as such the proposal is contrary to Policies HQ1 and CC8 of the Central Bedfordshire Local Plan 2021.
