Conditions or Reasons for Planning Application - CB/24/01885/FULL
Conditions or Reasons:
1) The proposed development would result in the increased use of a substandard road junction which would have an adverse effect on road safety and the flow of traffic. By reason of its width, the proposed junction is substandard and therefore unable to serve the proposed development with safety and convenience, contrary to policy T2 of the Central Bedfordshire Local Plan (2021) and Section 9 of the NPPF.
2) Insufficient information has been provided by the applicant to enable an accurate assessment to be made of the full highway safety and traffic impact implications of the development on the highway network, contrary to policy T2 of the Central Bedfordshire Local Plan (2021) and section 9 of the NPPF (2021).
3) The proposal is located within a Flood Zone 3 area with a type of development falling into a flood risk vulnerability category that is inappropriate to the flood zone in which the application site is located, contrary to the National Planning Policy Framework (NPPF) and Policies CC3, CC4 and CC5 of the Central Bedfordshire Local Plan (2021).
