Conditions or Reasons for Planning Application - CB/24/01905/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) Notwithstanding the details submitted with the application, the works of roof repair and roof structure consolidation hereby approved shall be strictly limited in scope to those
itemised in italic font and further clarified in Section 5 of the submitted Heritage, Design and Access Statement (MT Architecture Ltd, June 2024) and as detailed in the
submitted Hace Consulting Engineers Sketch proposals (single drawing sheet), and any variations or additional works shall be agreed in advance, and in writing, by the
Local Planning Authority. The approved works shall be undertaken thereafter strictly in accordance with the approved details.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character and historic fabric of this listed building in all respects and to
safeguard the character and appearance of the Conservation Area in which the building is located, and to avoid doubt (Section 16, NPPF)
3) Notwithstanding the details submitted with the application, none of the following works shall be undertaken without the prior written agreement of the Local Planning Authority:

· Chimney dismantling in whole or part, lowering, reduction or other alteration or modification
· The replacement, other than 'like for like', or addition to, the existing rainwater discharge system of guttering and downpipes etc.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the
character and appearance of the Conservation Area in which the building is located, and forthe avoidance of doubt (Section 16, NPPF)
4) Notwithstanding the details submitted with the application, the new roof covering hereby approved shall be undertaken using "Edilians Phalempin" weathered clay roof tiles with
colour-matched clay roof ridge tiles unless agreed otherwise, and in writing, by the Local Planning Authority in advance of any installation on site. The approved works shall
be undertaken thereafter strictly in accordance with the approved details.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the
character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)
5) Notwithstanding the details submitted with the application the works hereby approved, and any associated works of internal and external 'making good', including brickwork,
timberwork, plasterwork, the use of mortars, renders and decorative finishes, shall be undertaken with materials and in a manner which are strictly compatible with the
traditional constructional detailing and character of the building, close-matching with existing materials as appropriate.

Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects and to safeguard the
character and appearance of the Conservation Area in which the building is located (Section 16, NPPF
6) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers 2024005/100; 2024005/101; 2024005/102; 2024005/103; 2024005/104; 2024005/105; 2024005/106; 2024005/107; 2024005/108; CBC01; CBC02; CBC03; CBC04; CBC05; CBC06; CBC07; Structural Report (ref: G10409, Hace Consultancy, 25/05/2024); Survey report for woodworm and wet rot (Garratts Damp & TImber Limited, ref; 6382546783, 06/06/2024); Hertiage, Design and Access Statement (MT Architecture Ltd, ref: 2024/005, June 2024);

Reason: To identify the approved plan/s and to avoid doubt.
