| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Prior to occupation of the building, a detailed noise mitigation scheme shall be submitted to and approved in writing by the Local Planning Authority. The approved scheme shall be implemented in accordance with the approved details prior to occupation and shall be retained in accordance with those details thereafter.
Reason: To safeguard the amenity and living conditions of neighbouring residential occupiers

There shall be no overnight boarding of any animal at the premises.
Reason: To protect the amenity of nearby residential occupiers.

The premises shall not be used for dog grooming except between 0900 hours and 1700 hours Monday Saturday, and at no time on Sundays, Bank or Public Holidays, without the prior agreement in writing of the Local Planning Authority.
Reason: To protect the amenity of nearby residential occupiers.

Prior to occupation, a scheme for the secure and covered parking of staff cycles on the site (including the internal dimensions of the cycle parking area, stands/brackets to be used and access thereto), shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall be fully implemented before the development is first occupied or brought into use and thereafter retained for this purpose.
Reason: To ensure the provision of adequate cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport.

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC.SLP.001, CBC.EXISTPLAN.002 and CBC.PROPLAN.003.
