Conditions or Reasons for Planning Application - CB/24/01977/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to those detailed on plan number: B221028-3100 Rev: A.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

3) Prior to development, all tree protection barriers and ground protection shall be positioned and erected in strict accordance with Section 4 "Tree Protection Barriers -Detailed
Specification", Section 5 "Ground Protection Measures -Detailed Specification" and Appendix 3 "Tree Protection Plan" (Drawing No. 24_5837_05_11_TPP Rev 1) of the supporting document "Tree Survey and Arboricultural Impact Assessment" (Document Ref. 24_5837_05_11) as prepared by the ROAVR Group, The tree protection barriers and ground protection shall then remain securely in position throughout the entire course of development works.

Reason: To establish a secure Construction Exclusion Zone around the retained trees in the form of tree protection barriers, or to protect the root system from compaction damage where encroachment into the designated Root Protection Areas is being permitted, so as to safeguard tree health, anchorage, amenity and biodiversity value.
4) Tree pruning relating to this development shall adhere to the requirements set out in Section 3 "Tree Works Schedule" of the supporting document "Tree Survey and Arboricultural Impact Assessment" (Document Ref. 24_5837_05_11) as prepared by the ROAVR Group, and undertaken in strict compliance with BS 3998 : 2010 "Tree Work -Recommendations".

Reason: To ensure that only tree work required to facilitate development is undertaken, thereby avoiding excessive, unjustified or poorly executed pruning, which would be to the detriment of the landscape surrounds and impose an adverse impact on the site's Green Belt setting and the designated Area of Outstanding Natural Beauty.
5) Throughout the course of development, all working methodology shall conform to the requirements set out in Section 1 "Arboricultural Method Statement - Restrictions on
Activities" of the supporting document "Tree Survey and Arboricultural Impact Assessment" (Document Ref. 24_5837_05_11) as prepared by the ROAVR Group.

Reason: To ensure that development operations adhere to good arboricultural practice, as set out in the Arboricultural Method Statement, so as to prevent damage to retained trees and hedging from ancillary development activity.
