Conditions or Reasons:

1) The works shall begin not later than three years from the date of this consent.

Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

2) Notwithstanding the details submitted with the application, full details of any additional required work associated with the programme of works hereby approved shall be submitted to and approved in writing by the Local Planning Authority prior to any undertaking on site, and the approved work shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that all works are carried out in a manner that safeguards the significance and traditional character of this historic and listed building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)

3) Notwithstanding the details submitted with the application any works of internal and external 'making good', including timberwork, external renders, internal plasterwork and decorative finishes, required as a result of implementation of the works hereby approved shall be undertaken with materials and in a manner which are strictly compatible with the traditional constructional character and detailing of the building, close matching with existing materials and detailing as appropriate.
Reason: To ensure that all works are carried out in a manner that safeguards the significance and traditional character of this historic building in all respects and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF)

4) This consent relates only to the details shown on the submitted plans/drawings: 55407-2 Site and Location Plan, 55407-4 Existing Floor Plan and Elevations, 55407-5 Proposed Floor Plan and Elevations, Design and Access and Heritage Statement dated July 2024.

Reason: To identify the approved plan/s and to avoid doubt.
