| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers; AD/SRT/23/001A, AD/HST/23/002, AD/HST/23/003A, AD/HST/23/004B, AD/HST/23/005B, CLS23081001 Rev 0, CLS23081002 Rev 0.
Reason: To identify the approved plan/s and to avoid doubt. |

No development hereby permitted shall take place except in accordance with the terms and conditions of the Council's Organisational Licence (WML-OR152, or a 'Further Licence') and with the proposals detailed on plan "Pyghtle Farm: Impact plan for great crested newt District Licensing (Version 1)" dated 11th November 2024.
Reason: In order to ensure that adverse impacts on great crested newts are adequately mitigated and to ensure that site works are delivered in full compliance with the organisational licence (WML-OR152, or a 'Further Licence'), section 15 of the National Planning Policy Framework, Circular 06/2005 and the Natural Environment and Rural Communities Act 2006. |

No works are in any circumstances to commence unless the local planning authority has been provided with either:
a) a licence issued by Natural England authorizing the specified activity/development to go ahead; or b) a statement in writing from the relevant licensing body to the effect that it does not consider that the specified activity/development will require a licence.
Reason: To ensure that works do not result in adverse impacts to protected species (Policy EE3 of the CBLP and Section 15 of the NPPF). |

No development shall take place until an Ecological Enhancement Plan for the inclusion of integrated bat boxes in buildings/structures/trees as specified within the Emergence Survey (as already submitted with the planning application) has been submitted to and approved in writing by the local planning authority.
Reason: To ensure development is ecologically sensitive and secures biodiversity enhancements (Policies EE2 and EE3 of the CBLP and Section 15 of the NPPF). |

Part A: No development shall take place until a written scheme of heritage asset resource management (WSHARM) has been submitted to and approved in writing by the Local Planning Authority. The said development shall only be implemented in full accordance with the approved scheme of works and the WSHARM shall contain the following components:
1. A method statement for a programme of building recording that complies with Level 2/3 of Historic England's Understanding Historic Buildings: A Guide to Good Recording Practice (2016). 2. A method statement for a programme of historic building fabric removal monitoring and recording. 3. A method statement for the investigation of any archaeological remains that will be affected by the development. 4. A method statement for post - fieldwork analysis, publication, and archive deposition. This will include a timetable for each stage of the post-fieldwork scheme.
Part B: This condition shall only be fully discharged when:
1. All elements of the fieldwork (outlined in Part A 1-3) have been completed and the date of completion has been confirmed in writing by the Local Planning Authority. 2. A final report has been submitted to and approved in writing by the Local Planning Authority. This shall be done within 18 months of the date of completion of all elements of the fieldwork. 3. The preparation of the site archive for deposition at stores approved by the Local Planning Authority has been undertaken and confirmed in writing by the Local Planning Authority. For digital archives this will include confirmation of the intention to deposit with a CoreTrustSeal certified repository dedicated to storing historic environment archives. 4. The publication report text (if appropriate) has been prepared for submission to recognised historic environment journal, or the approved final project report is submitted for inclusion in the Historic Environment Record, and this has been confirmed in writing by the Local Planning Authority.
Reason: In line with paragraph 211 of the National Planning Policy Framework (December 2023): to investigate and record any heritage assets affected by the development, to safeguard the long-term future of the archive and to make the record of all the work publicly available. Part A of this condition is pre-commencement because development works can have an irreversible impact on heritage assets. Therefore, the WSHARM must be approved, and the historic building recording must be completed before the development starts.
This is advice is in line with Chapter 18 of the Central Bedfordshire Local Plan 2015-2035 (adopted 2021) and Chapter 16, NPPF (2023). |
7)
The development hereby permitted shall only be used as an annexe to the dwelling known as No. 88 Station Road and shall not be occupied as a separate or self-contained dwelling unit.
Reason: To prevent the establishment of a separate residential unit (Section 12, NPPF). |
