| Conditions or Reasons: | 1)
The development hereby permitted shall be completed not later than three years from the date of this permission.
Reason: To comply with MA.2(5) of Part 3, Schedule 2 of the Town and Country Planning (General Permitted Development) (England) Order 2015 (as amended). |

Prior to first occupation of the dwelling hereby approved, a scheme for the charging of electric and ultra-low emission vehicles for the dwelling shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall include the following: Details of active charging posts or passive provision such as cabling and electricity supply Timescales / triggers for implementation of the scheme. The development shall be completed in accordance with these approved details including the agreed timescales / triggers. Reason: To assist with the transition to low-emission vehicles. (Section 9, NPPF, Policy T5, CBLP) |

Notwithstanding the details shown, details of a refuse collection point located at the site frontage and outside of the public highway and any visibility splays and the access, and details of access to the euro bin at Mill Lane, including levels and any dropped kerb shall be submitted to and approved by the Local Planning Authority prior to the occupation of any dwelling. The scheme shall be fully implemented prior to occupation of any dwelling and shall be retained thereafter.
Reason In the interest of amenity and in order to minimise danger, obstruction and inconvenience to users of the highway and the premises. |

Notwithstanding the details shown and prior to construction, a scheme for the secure and covered parking of cycles on the site (including the internal dimensions of the cycle parking area, stands/brackets to be used and access thereto including details of levels), calculated at one cycle parking space per bedroom and short stay spaces per unit, shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall be fully implemented before the development is first occupied or brought into use and thereafter retained for this purpose. (See Notes to the Applicant)
Reason To ensure the provision of adequate cycle parking to meet the needs of occupiers of the proposed development in the interests of encouraging the use of sustainable modes of transport. |

Notwithstanding the provisions of the Town and Country Planning General Permitted Development Order 2015, or any amendments thereto, the parking provision on the site shall not be used for any purpose, other than as parking provision unless permission has been granted by the Local Planning Authority on an application made for that purpose. Reason To retain off-street parking provision and thereby minimise the potential for on-street parking which could adversely affect the convenience of road users. |

Notwithstanding the details shown the parking spaces shall be demarcated on site in accordance with the plan no. L-02 rev D. The demarcation shall remain thereafter
Reason For the avoidance of doubt for the location of the residential parking and to alleviate vehicles overhanging into the public highway where they will cause an obstruction. |

The tandem parking provision of 2 spaces at the west boundary shall be allocated for the 2 bedroom dwelling and demarcated as such.

Before the access is first brought into use, the west boundary treatment shall be removed or reduced in height for 1.8m into the site measured from the highway boundary. The northern 2.0m x 2.0m visibility splay as indicated on plan no. L-02 rev D shall be implemented. The vision splays so described and on land under the applicant's control shall be maintained free of any obstruction to visibility exceeding a height of 600mm above the adjoining footway level.
Reason To provide adequate visibility between the existing highway and the proposed access, and to make the access safe and convenient for the traffic which is likely to use it. |
9)
No building shall be occupied until the widened junction of the proposed vehicular access with the highway has been constructed in accordance with the approved details.
Reason In order to minimise danger, obstruction and inconvenience to users of the highway and the premises. |
