Conditions or Reasons for Planning Application - CB/24/02056/FULL
Conditions or Reasons:
1) The development hereby permitted shall begin not later than three years from the date of this permission.

Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those specified on drawing number DD 24 / 092.1A.

Reason: To safeguard the appearance of the completed development in the interests of the visual amenities of the locality.

3) Prior to development, full details of the special foundation construction and working method statement shall be submitted to and approved in writing by the Local Planning Authority, with the purpose of minimising root damage to the adjacent Scots Pine trees, located within the adjacent property of 124 Plantation Road, close to the western boundary of the application site. The approved construction specification and working methodology shall then be implemented in strict accordance with the required sequence of operations and site supervision.

Reason: To minimise damage to the rooting system of adjacent Scots Pine trees so as to maintain tree health, anchorage, screening, amenity and biodiversity value.

4) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plan, number CBC.PLANS.001.

Reason: To identify the approved plan and to avoid doubt.
