| Conditions or Reasons: | 1)
The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.
Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

Notwithstanding the details submitted with the application, full product details, including constructional materials and decorative colour finishes, of the windows and external
doors proposed to be installed as part of the garden room extension hereby approved shall be submitted to, and approved in writing by, the Local Planning Authority prior to
any installation on site, and the approved works shall be undertaken thereafter strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the historic significance and traditional character of the listed buildings that occupy the
site and its immediate setting

Notwithstanding the details submitted with the application, the timber cladding of the garden room extension hereby approved shall be of recognised traditional 'weatherboard' dimensions and profile unless agreed otherwise and in writing by the Local Planning Authority prior to installation on site, and the approved development shall be undertaken thereafter strictly in accordance with any details so agreed.
Reason: To ensure that the approved works are carried out in a manner that safeguards the historic significance and traditional character of the listed buildings that occupy the site and its immediate setting

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers WPD - 008 - 24 - 1, WPD - 008 - 24 - 2 A, WPD - 008 - 24 - 3 A and CBC.SLP.001.
Reason: To identify the approved plans and to avoid doubt. |
