Conditions or Reasons for Planning Application - CB/24/02103/FULL
Conditions or Reasons:
1) The proposed subdivison of the plot to facilitate a separate independent dwelling in the rear garden of No.11 The Thinnings would be out of keeping with and detrimental to the pattern, grain and character of surrounding development. The design and layout is poor with inadequate internal and outside living space for future residents. The proposal does not therefore represent a sustainable form of development in terms of the environmental objectives and conflicts with policies HQ1 of the Central Bedfordshire Local Plan, the National Planning Policy Framework (2021) and the Central Bedfordshire Design Guide.
2) The proposed development, if permitted, would result in the intensification of use of a substandard access, and will lead to conditions of danger and inconvenience to users of the highway and the property, contrary to Policy T2 of the Council's Adopted Local Plan.
3) The proposed development fails to make adequate provision for off street parking, and if permitted would lead to an increase in on street parking, thereby resulting in unacceptable traffic congestion and additional hazards to users of the highway, contrary to Policies T2 and T3 of the Council's Adopted Local Plan.
