| Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Notwithstanding the details submitted with the application, full product details, including colour finish, of the roof covering proposed for the garage building hereby approved shall be submitted to, and approved in writing by, the Local Planning Authority prior to any installation of the roof covering on site, and the approved works shall thereafter be implemented strictly in accordance with the approved details.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects, including its garden setting, and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application, the timber wall cladding and doors of the garage building hereby approved shall have a maintained colour finish to match the existing timber-clad annexe building unless agreed otherwise, and in writing, by the Local Planning Authority prior to erection of the approved garage building structure on site. The approved works shall be undertaken thereafter strictly in accordance with any such details agreed.
Reason: To ensure that the approved works are carried out in a manner that safeguards the traditional character of this listed building in all respects, including its garden setting, and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |
