Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

This Consent relates only to the fitting of replacement glazing, in the LandVacŪ (8.3mm) form specified, within the existing window and exterior door glazing bar framing expressly without framing modification or other alteration, in any manner, unless agreed otherwise, and in writing, by the Local Planning Authority in advance of any modification or alteration being undertaken, and the approved works shall be undertaken thereafter strictly in accordance with the agreed details.
Reason: To ensure that the approved works are undertaken with due regard to, and in safeguarding of, the historic fabric, character and appearance of this listed building in all respects, and to avoid doubt (Section 16, NPPF) |

Any required window repairs shall be undertaken in accordance with the established traditional repair methods set out in Section 3.1 of the Historic England guidance 'Traditional windows: their care, repair and upgrading' (Historic England, February 2017). Existing sash weights, pulley wheels and window ironmongery (eg. catches) shall be retained, overhauled as appropriate, unless agreed otherwise, and in writing, by the Local Planning Authority in advance of any replacement, and the approved works shall be undertaken thereafter strictly in accordance with the agreed details.

Notwithstanding the details submitted with the application any works of internal and external 'making good', including brickwork, timberwork, plasterwork, the use of mortars and decorative finishes, required as a result of implementation of the works hereby approved shall be undertaken with materials and in a manner which are strictly compatible with, and fully maintaining, the traditional constructional detailing and character of the building.

Notwithstanding the details submitted with the application all final window and external door colour finishes shall be maintained as existing unless otherwise agreed in writing and in advance of final decoration or finishing, as appropriate, by the Local Planning Authority, and the approved works shall be undertaken thereafter strictly in accordance with the agreed details.
