| Conditions or Reasons: | 1)
No caravan located on the Site shall be occupied for residential purposes by persons other than Gypsies and Travellers, as defined in annexe 1 of Planning Policy for Traveller Sites 2015 (following the December 2023 review). Reason: To ensure that the occupation of the residential caravans on the site is restricted to Gypsies and Travellers only, given the location of the site in the Green Belt and the very special circumstances case that has justified the development. (Policy SP4 of the CBC Local Plan and Chapter 13 of the NPPF). |

The occupation of the caravans on Plot 3 hereby permitted shall be limited to the following persons and their dependant relatives: Mr Jonathan and Mrs Samantha Delaney Reason: In recognition of the location of the site in the Green Belt and the "very special circumstances" case accepted in accordance with Policy SP4 of the CBC Local Plan, Chapter 13 of the National Planning Policy Framework and Planning policy for traveller sites (2015). |

When the land used for plot 3 ceases to be occupied by those named in Condition 2, the use hereby permitted shall cease and all caravans, structures, materials and equipment brought on to the land in connection with the use hereby approved, shall be removed. Within 6 months of that time the land shall be restored to its condition before the use commenced.
Reason: To enable the Local Planning Authority to review the use, together with any buildings and structures, when the occupation of the site by the individuals named in Condition 2 ceases, in recognition of the location of the site in the Green Belt and the 'very special circumstances' case accepted in accordance with Policy SP4 of the CBC Local Plan and Chapter 13 of the National Planning Policy Framework. |

No more than 2 caravans (of which no more than 1 shall be a static caravan) shall be stationed on the land at any time.
REASON: To ensure the retention of planning control by the Local Planning Authority in recognition of the location of the site in the Green Belt and the 'very special circumstances' case. (Policy SP4 of the CBC Local Plan and Chapter 13 of the NPPF). |

No commercial activity shall take place on the site, including the storage of materials and the stationing of any vehicle over 3.5 tonnes with the sole exception of vehicles designed for carrying horses which shall be limited to a maximum of 7.5 tonnes.
Reason: In order to ensure that the development has no unacceptable adverse effect upon general or residential amenity in accordance with Policy HQ1 of the CBC Local Plan and having particular regard to the location of the site in the Green Belt, and open countryside in accordance with Policies EE5 , SP4 and HQ1 of the CBC Local Plan and Sections 13 and 15 of the National Planning Policy Framework, (NPPF). |

Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (as amended) or any Order or enactment amending or re-enacting that Order no ancillary buildings or other structures, walls, fences, gates or other means of enclosure shall be erected on the site or on the adjoining land in the applicant's ownership other than in accordance with such amendment thereto as may be agreed in writing by the Local Planning Authority or in accordance with a specific grant of planning consent in that regard.
Reason: In order to ensure that the overall appearance of the development has regard to the views into and over the site and that the development has no unacceptable adverse effect upon general or residential amenity and having particular regard to the location of the site in the Green Belt and open countryside in accordance with Sections 13 and 15 of the NPPF and Policies SP4, HQ1 and EE5 of the CBC Local Plan. |
7)
The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plan, number LP-01-2024
Reason: To identify the approved plan and to avoid doubt. |
