Conditions or Reasons:
1) The proposed two side / rear extension by virtue of its massing, scale and bulk would result in a visually disproportionate addition to the host dwelling. The proposal therefore represents inappropriate development, harmful to the openness of the Green Belt. The proposed two storey side / rear extension is therefore considered to be contrary with Policy SP4 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 13 of the NPPF.
2) The design of the two storey side / rear extension, due to its bulk, massing and scale would not relate well to the host dwelling resulting in a poor quality design which would be detrimental to the character of the host dwelling and wider public realm. The proposed two storey side / rear extension is therefore considered to be contrary with Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Sections 12 of the NPPF.
