Conditions or Reasons:
1) The proposed garage, due to its siting on a corner plot and on the basis of its excessive footprint and scale, would result in an overly prominent and intrusive addition within the streetscene, out of character with the surrounding area. The garage, due to its significant height and eaves height, as well as its excessive footprint and overall bulk, cannot be said to form a proportionate or subservient addition at the application site, specifically when considering the existing built form of the host dwellinghouse. As such, the proposed garage would not constitute high-quality design and would result in a detrimental impact on the character and appearance of the area, contrary with Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide and Section 12 of the NPPF.
