Conditions or Reasons:
1) The development would represent inappropriate development in the Green Belt, which is by definition, harmful to the Green Belt. The development would also result in moderate harm to the openness of the Green Belt. Substantial weight is given to this harm to the Green Belt and the considerations put forwards within this application are not considered to individually or collectively amount to very special circumstances that clearly outweigh the harm to the Green Belt. Consequently, no very special circumstances necessary to justify the development exist and the development is contrary to Policy SP4 of the Central Bedfordshire Local Plan (2021) and Section 13 of the National Planning Policy Framework (2023).
