Conditions or Reasons for Planning Application - CB/24/02217/VOC
Conditions or Reasons:
1) All external works hereby permitted shall be carried out in materials to match as closely as possible in colour, type and texture, those of the existing building.

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials to match the existing building in the interests of the visual amenities of the locality.

2) Visibility splays shall be provided at the junction of the proposed vehicular access with the public highway before the development is brought into use. The splays shall extend to the limits of the site's highway frontage from a point on the centre line of the access measured 2.4m back from the road channel. The required vision splays shall remain in perpetuity free of any obstruction to visibility.

Reason
To provide adequate visibility between the existing highway and the proposed access, and to make the access safe and convenient for the traffic which is likely to use it.
3) The proposed vehicular access shall be surfaced in bituminous or other similar durable material (not loose aggregate) as may be approved in writing by the Local Planning Authority for a minimum distance of 5m into the site, measured from the highway boundary, before the access is brought in to use. Arrangements shall be made for surface water drainage from the site to be intercepted and disposed of separately so that it does not discharge into the highway.

To avoid the carriage of mud or other extraneous material or surface water from the site into the highway so as to safeguard the interest of highway safety
4) Any gates provided shall open away from the highway and be set back a distance of at least 6.5m from the nearside edge of the carriageway of the adjoining highway.

Reason
To enable vehicles to draw off the highway before the gates are opened
5) The maximum gradient of the vehicular access shall be 10% (1 in 10).

Reason
In the interests of the safety of persons using the access and users of the highway.
6) The planting and landscaping scheme shown on approved Drawing No. TH 3236 LSCP dated 7th February 2022 shall be implemented by the end of the full planting season immediately following the completion of any separate part of the development (a full planting season shall mean the period from October to March). The trees, shrubs and grass shall subsequently be maintained for a period of five years from the date of planting and any which die or are destroyed during this period shall be replaced during the next planting season with others of a similar size and species.

Reason: To ensure an acceptable standard of landscaping.

7) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC.001, CBC.002, 072024-002, 072024-003, 08/07/20204-004

Reason: To identify the approved plan/s and to avoid doubt.
