The proposed development would result in a dwelling extended to a cumulatively disproportionate degree having regard to the level of restraint appropriate within the Green Belt. As such, the proposal would represent inappropriate development, which is, by definition, harmful to the Green Belt and should not be approved except in very special circumstances. Therefore, the proposed development would be contrary to Section 13 of the NPPF, Policy SP4 of the Central Bedfordshire Local Plan and Section 11.32 of the Central Bedfordshire Design Guide. |

The proposed eastern development would encroach the Root Protection Area of Lime Trees T6, T7, T8 protected by Tree Preservation Order 20/2005 (Group G2) . Similarly, the extended driveway and parking spaces proposed to the front of the property will encroach on the Root Protection Area of Lime Trees T1, T2, T3 and T4 protected by Tree Preservation Order 20/2005 (Group G3). Consequently, the proposed development represents having a negative impact on the rooting system of protected trees, to the detriment of their health, anchorage, amenity, screening and biodiversity value. As such, the proposal is considered to be contrary to Policies EE4 and HQ1 of the Central Bedfordshire Local Plan and Section 15 of the NPPF. |
