Conditions or Reasons:
1) The proposed garage building would constitute inappropriate development in the Green Belt, which together with a limited loss of spatial and visual openness, would be harmful to the Green Belt. No factors that would amount to very special circumstances that would clearly outweigh the harm to the Green Belt by way of inappropriateness and a loss of openness have been demonstrated. The proposal is therefore considered unacceptable development in the Green Belt, contrary to Policy SP4 of the Central Bedfordshire Local Plan (2021), Section 13 of the National Planning Policy Framework (NPPF) (2023) and the Central Bedfordshire Design Guide.
