Conditions or Reasons for Planning Application - CB/24/02262/VOC
Conditions or Reasons:
1) The development hereby permitted shall only be used for purposes incidental to the enjoyment of the dwelling known as 8 Fallowfield, Leighton Buzzard, LU7 3PW and shall not be occupied as a separate or self-contained dwelling or use as a private commercial unit.

Reason: To prevent the establishment of a separate residential unit and use for commercial purposes in the interests of the character of the area, the amenities of local residents and the provision of appropriate parking. (Sections 9 & 12, NPPF)
2) The ground floor window(s) in the rear elevation of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times and shall be non-opening, unless the parts of the window(s) which can be opened are more than 1.7m above the floor of the room(s) in which the window(s) is installed. No further windows or other openings shall be formed in the development hereby approved.

Reason: To safeguard the privacy of occupiers of adjoining properties
(Section 12, NPPF)
3) The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers CBC001, CBC002 and CBC.003.

Reason: To identify the approved plans and to avoid doubt.
