Conditions or Reasons:
1) The design, by virtue of the front and rear dormers, and the proposed increased ridge height would result in an unacceptable roof form. The increased bulk and massing would not relate well to the host dwelling resulting in a poor quality design which would be detrimental to the character and appearance of the dwelling contrary to Policy HQ1 of the Central Bedfordshire Local Plan, Section 11 of the Central Bedfordshire Design Guide, and Section 12 of the NPPF
2) The proposed increase in ridge height and the insertion of rear dormers would, by way of their size, sizing and height, would cause an overbearing impact upon neighbouring properties to the rear and therefore would cause a loss of privacy and have an overbearing impact on these adjacent neighbours, contrary with Policy HQ1 of the Central Bedfordshire Local Plan, the Central Bedfordshire Design Guide and Section 12 of the NPPF.
