Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Before development/work begins and notwithstanding the details submitted with the application, details of the materials to be used for the external windows, doors, walls, roofs and rainwater goods of the proposed building/s shall be submitted to and approved in writing by the Local Planning Authority. The development/work shall be carried out only in accordance with the approved details. Reason: To ensure that the development/work is in keeping with the existing building. (Section 16, NPPF) |

None of the components, members or elements comprising the structural timber frame and fabric - including the infill panel material, stave or wattle & daub or brick, stone & plaster - of the building shall be cut, damaged, altered or otherwise changed - other than those parts specifically identified within the submitted details. No sandblasting or any other abrasive cleaning shall take place. Reason: To ensure that the special architectural or historic interest of the building or structure, its character and appearance is properly preserved, maintained and enhanced, in accordance with standard conservation good practice. (Section 16, NPPF) |

Notwithstanding the details submitted with the application, a full external decorative finishes Schedule (to include the approved cycle storage and bin storage structures), with colours expressed as RAL nos., manufacturers product name or code or demonstrated by colour swatches shall be submitted to, and approved in writing by, the Local Planning Authority prior to commencement of the residential works and development hereby approved, and the approved works and development shall be undertaken thereafter strictly in accordance with the approved details. Reason: To ensure that the approved works and development are carried out in a manner that safeguards the traditional character of this listed building in all respects, and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application, any works of 'making good' required as a result of implementation of the works and development hereby approved shall be undertaken with materials and in a manner which are strictly compatible with, and fully maintaining, the traditional constructional fabric, detailing and character of the building(s), close-matching with existing materials, as appropriate. Reason: To ensure that the approved works and development are carried out in a manner that safeguards the traditional character of this listed building in all respects, and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application, full details of any domestic kitchen and bathroom extract vents or flues exiting in any respect upon the exterior of the building(s) shall be submitted to, and approved in writing by, the Local Planning Authority prior to any installation on site and the approved works and development shall thereafter be implemented strictly in accordance with the approved details. Reason: To ensure that the approved works and development are carried out in a manner that safeguards the traditional character of this listed building in all respects, and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |

Notwithstanding the details submitted with the application, the new exterior doors hereby approved shall be of painted timber construction, full manufacturers product details of which shall be submitted to, and approved in writing by, the Local Planning Authority prior to any installation of the doors on site, and the approved works and development shall be undertaken thereafter strictly in accordance with the approved details. Reason: To ensure that the approved works and development are carried out in a manner that safeguards the traditional character of this listed building in all respects, and to safeguard the character and appearance of the Conservation Area in which the building is located (Section 16, NPPF) |
