Conditions or Reasons:
1) Insufficient information has been provided to demonstrate that noise and odour generated from the extraction system and external flue would not be of a level that would result in adverse noise and odour impact for occupiers of surrounding residential properties. In the absence of such details, the Local Planning Authority are unable to satisfactorily establish that the development would have an acceptable neighbour amenity impact in terms of noise and odour. Therefore, the development is contrary to Policy HQ1 and CC8 of the Central Bedfordshire Local Plan (2021), Sections 12 and 15 of the National Planning Policy Framework (NPPF) (2024) and the Central Bedfordshire Design Guide (2023).
