Conditions or Reasons: | 1)
The works shall begin not later than three years from the date of this consent.
Reason: To comply with Section 18 of the Planning (Listed Buildings and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Part A: The development hereby approved shall only be implemented in full accordance with the historic building recording and archaeological scheme of works as described in the documents entitled: Woburn Abbey (Masterplan) Woburn, Bedfordshire: Written Scheme of Heritage Asset Resource Management (SHARM). Document TJC2024.33, version 2.1, dated April 2024 and Addendum to the Written Scheme of Heritage Asset Resource Management (SHARM) for Proposed Works to the Canaletto Room at Woburn Abbey. Document TJC2024.129. version 1.0, dated October 2024.
Part B: This condition will only be fully discharged when: 1. All the stages of historic building recording and archaeological fieldwork are finished, and this has been confirmed in writing by the Local Planning Authority. 2. The post fieldwork analysis has been completed and the report(s) approved by the Local Planning Authority. 3. Confirmation of that the archive has been fully transferred to the Bedford Estate Archive, Woburn including the unique archive identifier has been provided to the Local Planning Authority.
Unless otherwise agreed in writing by the Local Planning Authority, items 2 and 3 of Part B of this condition must be completed within 3 years of the fieldwork date of completion.
Reason: In line with policy HE1 of the Central Bedfordshire Local Plan 2015-2035 (adopted July 2021) and paragraph 211 of the National Planning Policy Framework (2023): to investigate and record any archaeological/historic structural remains that will be affected by the development, to safeguard the long-term future of the archive and to make the record of all the work publicly available. |

This consent relates only to the details shown on the submitted plans, numbers WA AY PL4 01, WA AY PL4 010, WA AY PL4 011, WA AY PL4 02, WA AY PL4 020, WA AY PL4 021, WA AY PL4 022, Design and Access Statement, Woburn Abbey Heritage Statement and WSHARM dated April 2024 and addendum dated October 2024.
Reason: To identify the approved plan/s and to avoid doubt. |

The development hereby permitted shall be undertaken in full accordance with the Councils adopted Construction Code of Practice for Developers and Contractors https://www.centralbedfordshire.gov.uk/info/44/planning/674/codes_of_practice_for_planning.
Reason: In order to minimise the impact of construction work on the amenities of nearby residential properties (Section 12, NPPF) |
