The development hereby permitted shall begin not later than three years from the date of this permission.
Reason: To comply with Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |

Reason: To safeguard the appearance of the completed development by ensuring that the development hereby permitted is finished externally with materials matching the plan numbers.

The first floor windows in the side elevations of the development hereby permitted shall be permanently fitted with obscured glass of a type to substantially restrict vision through it at all times and shall be non-opening, unless the parts of the windows which can be opened are more than 1.7m above the floor of the rooms in which the windows are installed.
Reason: To safeguard the privacy of occupiers of adjoining properties

Prior to development, all tree protection barriers and ground protection guards/matting shall be positioned and installed in strict compliance with Section 6.0 "Recommendations / Tree Protection Strategy", and Appendix 3 "Tree Protection Plan - Proposed" of the supporting document "Tree Survey Report - Pre Development" dated September 2024, as prepared by RGS Arboricultural Consultants. All tree protection barriers and ground protection guards/matting shall then remain securely in position throughout the entire course of development works.
Reason
To ensure that the designated Root Protection Areas of surrounding trees, in particular trees T1 and T2, are protected from compaction and contamination damage that may occur due to Ancillary development activity, so as to safeguard their health, anchorage, amenity and biodiversity value |

The development hereby permitted shall not be carried out except in complete accordance with the details shown on the submitted plans, numbers K1757-01A, K1757-02A, K1757-03C.
Reason: To identify the approved plan/s and to avoid doubt. |
