6) The development hereby permitted shall not be commenced until a detail of the surface water drainage has been submitted to, and approved in writing by, the Local Planning Authority. The design shall be fully implemented and subsequently maintained, in accordance with the agreed design and maintenance arrangements. The scheme to be submitted shall include: (1) Plans and calculations showing sufficient disposal, storage and conveyance of surface water (up to and including for the 1in100 year event + a 40% allowance for climate change); (2) If proposing to discharge via infiltration, results of site-specific infiltration testing to support the design of infiltration devices (carried out in accordance with BRE 365); (4) if discharging to a sewer system, confirmation from the water company that connection is feasible and capacity is available; (5) details of the full design and layout of the surface water drainage scheme in its entirety and of the foul drainage arrangements; (6) Confirmation of the management and maintenance arrangements for the surface water drainage system in its entirety. The scheme shall subsequently be constructed and maintained as approved.

Reason: To ensure the approved system will function to a satisfactory minimum standard of operation and maintenance and prevent the increased risk of flooding both on and off site, in accordance with para 167 of the NPPF and its supporting technical guidance.
