Conditions or Reasons for Planning Application - CB/24/02744/RM
Conditions or Reasons:
1) Notwithstanding the details shown on the approved plans, no development shall commence above slab level before samples of the materials to be used for the external surfaces of the development (including the pumping station) shall be submitted to and approved in writing by the local planning authority. The development shall be carried out in accordance with the approved details.

Reason: To ensure that the appearance of the development would be acceptable
2) No development, excluding works necessary to facilitate archaeological investigations, shall take place until full details of existing and proposed ground levels within the site by means of spot heights and cross sections, proposed siting and finish floor levels of all buildings and structures have been submitted to and approved in writing by the Local Planning Authority. The development shall then be implemented in accordance with the approved level details.

Reason: As this matter is fundamental to the acceptable delivery of the permission to safeguard the amenities of nearby properties and to safeguard the character and appearance of the area.
3) Details of the siting and laying out of the children's play area including a timetable for delivery shall be submitted to and approved in writing by the Local Planning Authority before first occupation of any dwelling and shall be provided in accordance with the details so approved and retained permanently.

Reason: To ensure satisfactory development and provision of play facilities
4) Details of all walls, fences gates or other means of enclosure to be erected in or around the development (including the pumping station) including timetable for delivery shall be submitted to and approved in writing by the Local Planning Authority before first occupation of any dwelling and shall be provided in accordance with the details so approved and retained permanently.

Reason: In the interest of residential amenity and character and appearance of the development
5) Prior to the construction of the headwalls, a scheme to include the construction details and external finish shall be submitted to and approved in writing by the Local Planning Authority. The development shall be carried out in accordance with the approved details and retained as such thereafter.

Reason To respect the landscape character
6) No development shall commence until details of all road surface materials for drg 23/1018 SK02 Rev T have been submitted to and approved in writing by the Local Planning Authority. The approved materials shall be implemented throughout until the development as approved. These details shall over-ride all other plans submitted in support of this reserved matters application.

Reason: For the avoidance of doubt.
7) No building shall be occupied until the proposed vehicular access and roads connecting it to the existing road network has been constructed in accordance with the approved details.

Reason: In order to minimise danger, obstruction and inconvenience to users of the highway and the premises.
8) No building shall be occupied until the vehicle parking spaces serving that dwelling have been properly surfaced and marked out/provided in accordance with the approved drawing. The parking spaces shall thereafter be kept available for parking of vehicles at all times.

Reason: To minimise the potential for on-street parking and thereby safeguard the interest of the safety and convenience of road users.
9) Before (any of) the access(es) is first brought into use, a triangular vision splay shall be provided on each side of the new access drive and shall be 2.4m measured along the back edge of the highway from the centre line of the anticipated vehicle path to a point 2.0m measured from the back edge of the highway into the site along the centre line of the anticipated vehicle path. The vision splays so described and on land under the applicant's control shall be maintained free of any obstruction to visibility exceeding a height of 600mm above the adjoining footway level.

Reason: To provide adequate visibility between the existing highway and the proposed access(es), and to make the access(es) safe and convenient for the traffic which is likely to use it (them).
10) This approval relates only to the details shown on/within the submitted plans
