Conditions or Reasons for Planning Application - CB/24/02802/FULL
Conditions or Reasons:
1) The rear facing dormer window, by reason of its excessive bulk, scale, and massing is considered to be a disproportionate addition to the host dwelling and therefore the proposal would not be considered an appropriate addition to the application site, harmful to the character and appearance of the Biggleswade Conservation Area, by nature of being dominating and lacking subservience. As such, the proposal is considered contrary to Section 12 and 16 of the NPPF, Policy HQ1 and HE3 of the Central Bedfordshire Local Plan and Section 11 of the Central Bedfordshire Design Guide.
2) A Preliminary Roost Assessment has not been provided and as such, there is insufficient information to ensure the protected species is safeguarded by this development, and is therefore contrary to Policy EE3 of the Central Bedfordshire Local Plan.
