Conditions or Reasons for Planning Application - CB/24/02835/FULL
Conditions or Reasons:
1) The proposal would, by virtue of overall scale and height, have an adverse effect on the character and appearance of the Tempsford (Langford End) Conservation Area, conversely to Section 12 and 16 of the NPPF, Policy HQ1 and HE3 of the Central Bedfordshire Local Plan and Section 66 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
2) The proposed outbuilding would, by way of its size and location, cause an overbearing impact on an adjacent neighbouring property and cause a loss of light to the rear garden of this dwelling. As such, this would be contrary with Section 12 of the NPPF, Policy HQ1 of the Central Bedfordshire Local Plan and Section 11 of the Central Bedfordshire Design Guide.
