Conditions or Reasons:
4) Before development/work begins and notwithstanding the details submitted with the application, details of the materials to be used for the external windows, doors, walls, roofs and rainwater goods of the proposed building/s shall be submitted to and approved in writing by the Local Planning Authority. The development/work shall be carried out only in accordance with the approved details.

Reason: To control the appearance of the development in the interests of preserving and enhancing the character and appearance of the Listed Building and Conservation Area. (NPPF Section 16)
6) A Schedule of Works, with details of the repairs of the historic fabric of the building, shall be submitted to and approved in writing by the Local Planning Authority prior to the commencement of the development hereby approved and only the approved details shall be implemented.

Reason: To ensure that the proposed development/work is carried out in a manner that safeguards the historic fabric of the Grade II Listed Buildings and their significance.
7) Notwithstanding the details submitted with the application, no work on the construction of the replacement extension hereby permitted shall take place until samples of the exterior materials proposed to be used in the development hereby approved, including roofing, ridge piece, stone, mortar mixes and rainwater goods, have been made available on site for inspection and approved in writing by the Local Planning Authority. The development shall thereafter be carried out in accordance with the approved details. 
 
Reason: To control the appearance of the extension in the interests of the character, appearance and historical significance of the Grade II Listed Building (NPPF, Section 16)
